Depending on where the land is located and whether or not we can go look at it by ourselves or if a appointment is needed, we can usually get an offer to you either the same day or within 24 hours. If we need to set an appointment with you or your representative to view the property, then obviously everything will depend on when that occurs. Our goal on ALL offers is to have them made within 24 hours, unless we are on vacation for a few days.

Good question! Alot depends on what type of land it is. We generally try to utilize farmland for farming and manage timberland for long term growth and timber health. We place a strong priority on recreation so we do hunt and enjoy the properties we buy. Basically we do what is needed to improve the health of the land and timber while utilizing for recreation and income if there is that potential, such as for farming. If a tract needs work cleaning up and restoring to better shape then we will do that first. Our overall goal is to protect and enjoy land while hopefully generating some income from it from farming and limited timber management. We do buy small tracts and rural lots and generally utilize those for rental houses and cabins.
ABSOLUTELY NOT! We are a long term land investor and enjoy our land and try to protect if for generations. We are not a land “flipper”, “wholesaler” and will NOT assign your land to another buyer since 1) this is an extremely shady business practice and 2) it is actually illegal in North Carolina and many other states.. Most land “investors” are in the assignment business meaning they are planning to sell the contract to another buyer and are allowed to do this by a specific clause in the contract. We will NEVER sell your land contract to another buy since we are in the owning business not the selling business. Now, rarely, we will sell a tract that does not meet our geographic needs or that has become problematic, i.e. over run with trespassers, etc. but our long term goal is to keep and manage the tracts that we purchase. Furthermore, we do NOT buy land from “flippers” or “wholesalers”. We get calls from them daily wanting to sell us land. WE have found most of them to be unscrupulous and dishonest therefore we do not deal with them.

We buy rural farmland, timberland & hunting land. We do NOT buy building lots in “developments”, or “subdivisions”. We do not buy land that is badly polluted or condemned, or that cannot be conveyed due to title issues, etc. We must have clear title to any land that we buy.

That being said, there are areas we are much more interested in and we do try hard to buy as much as we can in those areas. If we are not interested in your land, we will let you know immediately so you can make other plans and will even help pass along your info to others who may be interested.
We are hesitant to answer this because we don’t want to send the signal that we are not interested in a particular area. Generally, NO. We are in the long term owning business not selling business. We will occasionally sell a tract if it does not meet our management goals, or if it is not in a geographic area we decide to stay in, or if we have continual problems with the land such as trespassers, encroachments, flooding, etc., but overall, we are not sellers.
